John Wayne called me last week when I was on my wa John Wayne called me last week when I was on my way to his house to warn me: there was a brand-new three-way stop at Everett and Crab Creek Road in Penrose. If you drive Everett regularly, you already know there are a few hazards to watch for: cyclists, deer crossing the road and people who don’t quite understand how the two one-lane bridges work. 😂Full transparency: I have been guilty of the latter myself. But I ALWAYS stop now. 😉Sure enough, when I got to the intersection, there were two shiny new stop signs on Crab Creek Road. There’s always been a stop sign on Everett, but now it has a light attached to it, too.And as I sat there at the stop sign like I always do, waiting to turn right onto Crab Creek, I watched multiple cars blow straight through the new ones. 😬I drove through again today and noticed something interesting: the new stop signs are now covered with black trash bags.My guess? Someone realized that maybe introducing a brand-new traffic pattern with zero warning—and lights that weren’t even blinking when I first saw them—wasn’t the greatest idea. 😂I guess we’ll see what happens next.If you drive Everett/Crab Creek regularly, what do you think? 👍 or 👎 on the new three-way stop?

You may have heard of seller financing, but how do You may have heard of seller financing, but how does it actually work?It’s not rent-to-own, and it’s not hard money. Simply put, the seller acts as the lender for some or all of the purchase price—and the terms are negotiable.For example: a buyer might put 20% down, finance the remaining balance with the seller, amortize the payments over 30 years, and have a balloon payment due in 5 years. At that point, the buyer would typically refinance, pay off the balance, or potentially negotiate an extension.Why do it? A buyer may have strong income and savings but not qualify for conventional financing yet, or the property itself may be difficult to finance. A seller may want to make a property more attractive to buyers or earn interest over time.There are LOTS of ways to structure seller financing, and it won’t make sense for every deal—but sometimes it can open a door that traditional financing can’t.Questions? “Most Realtors® sell less than one house a year.” “Most Realtors® sell less than one house a year.”You’ve probably heard some version of that statistic - usually followed by an argument about why we aren’t actually overpaid.But there’s a pretty big problem with using that number:Not everyone with an active real estate license (or even those who are Realtors®/members of NAR) is actively selling houses.The license pool includes:• Team leaders whose transactions may close under other agents• Licensed assistants and transaction coordinators• Property managers• Brokerage employees• Referral-only agents• Agents who keep a license primarily for MLS access• People who are technically active but barely practice real estate at allSo when you divide all transactions by all licensees and say, “See? The average agent barely sells anything!” - you’re starting with a pretty meaningless denominator.And I especially don’t buy the argument that low average production somehow justifies what consumers pay in commissions.If you sell one house a year, that doesn’t mean the client on that one transaction should subsidize the fact that you don’t sell more houses.Compensation should make sense based on the skill, expertise, responsibility, expenses, risk, and actual work required to serve that client.Not how many other clients you did - or didn’t - have that year.PS: A lot of reporters and folks in general use the term realtors to mean real estate agents.
