I keep my overhead intentionally low and invest where it matters: exceptional presentation, smart marketing, modern technology, responsive service, and experienced representation.
And I’m local. I own my home in downtown Brevard, pay taxes here, have kids in Transylvania County Schools, support local businesses, and built my brokerage to serve the community I live in.

Every home is different, so I offer three levels of marketing—all backed by the same experienced representation, responsive communication, and hands-on service.
Some homes need only the Essentials plan. Most benefit from Signature, and very few need Premier. I’ll help you choose what actually makes sense without selling you services that don’t move the needle.
Each plan is percentage-based with a maximum fee. A $350K listing gets the $3.5M treatment—but a $3.5M seller shouldn’t pay ten times as much simply because their home is worth ten times more.
Because let’s be real: the cost of doing the job doesn’t scale proportionally with the price of your home.

What about buyer's agent compensation?
My fee covers my representation of you and the sale of your home. Buyer-agent compensation is a separate conversation and decision.
Today, buyers negotiate compensation directly with their own agents—and sellers can choose whether to offer compensation as part of the transaction. There is no required amount or standard percentage.
Does that mean you shouldn’t offer it? Not necessarily. (In fact, the vast majority of sellers still do.)
Buyer-agent compensation can be a valuable negotiating tool, particularly when a buyer needs help covering the cost of their representation. We’ll consider your home’s price point, market conditions, competing listings, and the terms of each offer to decide what makes the most sense.
I won’t automatically tell you to offer a certain percentage. I also won’t automatically tell you to offer nothing. We’ll use it strategically—with your net proceeds as the priority.

I heard that commissions are negotiable now. What does that mean?
Real estate commissions have always been negotiable, and recent industry changes have aimed to make commission conversations more transparent. (Whether that goal was accomplished is arguable!)
Nevertheless, every seller, property, and situation is different. During our initial consultation, we’ll discuss your goals, the level of marketing and service you need, and what makes the most sense for your specific property.
Rather than offering a one-size-fits-all approach, I believe in having an open conversation about value, strategy, and expectations from the start.
How much should we list my house for?
Pricing is one of the most important decisions you’ll make when selling.
A home’s value isn’t determined by what a seller hopes to get or even what an online estimate suggests. It’s determined by what buyers are willing to pay in today’s market.
I’ll prepare a detailed market analysis that considers recent sales, current competition, buyer demand, location, condition, and unique property features to help us arrive at a pricing strategy designed to attract strong interest and maximize your results.
With that said, I’ll also take a look at online valuations and automated valuation tools since potential buyers will be taking these into account.
Should I price my home high to leave room for negotiation?
Usually, no.
Many sellers assume pricing high creates negotiating room, but in reality, overpricing often reduces showings, increases time on market, and can ultimately lead to lower offers.
The strongest offers often come when a property is priced strategically from the beginning. My goal is to position your home where buyers see value and feel motivated to act.
When is the best time to sell my Brevard, NC home?
Every property is different, but spring and early summer are traditionally the busiest seasons in Western North Carolina.
That said, mountain markets don’t always follow national trends. Relocation buyers, retirees, second-home purchasers, and cash buyers often shop year-round.
The best time to sell is usually when your personal goals, the condition of your property, and market conditions align.
