Alright I’m not gonna sugarcoat it for yall. This real estate market is 💩. Agents love to always say it’s aLwAYs 🦄🎉🥳🍾 a good time to buy or sell 🤣, but it’s not…unless you have wads of cash. 🤑30-year mortgage rates are 7%+/-. 🤯 Buyers can’t afford the payments. Sellers have to lower their prices. Agents are frustrated because “market values” aren’t holding up. (Don’t come at me with interest rates from the 1980s. Homes also weren’t 10x the average person’s salary.)If you do find yourself in a position in which buying or selling is mandatory, you’ll need some guidance in this market. I’m happy to help. Or, we can hold that thought and get back to it when the market gives a little. 🤦‍♀️. (Yall know I’m always going to be real!!) 🫶🏻

Thanks to everyone for the birthday wishes and memories made. Moira took this photo of me this morning that pretty much sums it up. Life is comfortable and happy but with a few wrinkles thrown in. I won’t sugarcoat 45 because let’s face it…we are all in a phase of life that’s complicated and messy. Despite all that, 45 had some unexpected beauty. And 46 is poised to be even better. Here’s to grabbing the bull by the horns and living each day to its fullest. 🫶🏻
