If you’ve been following my monthly market updates, you may notice one important change in this month’s report. It’s a small adjustment, but I believe it gives buyers and sellers a much more accurate picture of what’s actually happening in the Brevard area housing market.
Why I’m Changing My Market Reports
When I reviewed June’s numbers for Transylvania County, one statistic immediately stood out: the median sales price had increased dramatically. At first glance, it looked like home values had skyrocketed.
After digging into the data, the reason became clear.
Four homes in Lake Toxaway sold for more than $2 million during June. The month before, there weren’t any sales above $2 million in the county.
While Lake Toxaway and Sapphire are located within Transylvania County, they’re very different real estate markets than Brevard and the surrounding communities. Those areas are heavily influenced by luxury second-home buyers, and a handful of high-end sales can significantly skew county-wide statistics.
Going forward, my monthly reports will focus on the communities that most of my clients are buying and selling in:
- Brevard
- Pisgah Forest
- Penrose
- Rosman
- Etowah
I believe this provides a much more useful snapshot of the market most local buyers and sellers actually experience.
June 2026 Market Snapshot
Here are the key numbers for June:
- 46 homes sold
- 35% more sales than June 2025
- About 2% more sales than May 2026
- Median sales price: $577,000
- Median days on market: 39 days
- Median sale-to-list price ratio: 97%
What Does a 47% Increase in Median Price Actually Mean?
One headline number that deserves a little explanation is the nearly 47% year-over-year increase in median sales price.
It’s tempting to assume that means every home in Brevard is suddenly worth almost 50% more than it was last year.
That’s not what the data is telling us.
The median price simply represents the middle-priced home that sold during the month. If more higher-end homes sell while fewer entry-level homes come onto the market, the median naturally rises—even if individual home values haven’t increased by nearly that much.
In today’s market, we’re seeing a combination of factors:
- Buyers are purchasing more expensive homes.
- Many homeowners with lower interest rates are choosing not to sell.
- Inventory at lower price points remains relatively limited.
There has certainly been real appreciation over time, but median price alone doesn’t tell the full story. That’s why it’s always important to evaluate your home’s value based on your specific neighborhood, price range, and property characteristics.
The Number I’m Watching Most Closely
If there’s one statistic that best captures today’s market, it’s days on market.
In June:
- Median days on market increased to 39 days
- In May, it was 31 days
- One year ago, it was just 14 days
That tells us buyers have noticeably more time to make decisions than they did last year.
However, this is not a weak market.
Homes are still selling for about 97% of their asking price, which means well-priced homes continue to attract serious buyers. We’re simply moving away from the frenzied conditions of the past few years and toward a healthier, more balanced market.
What This Means for Sellers
If you’re planning to sell, pricing strategy matters more than ever.
Buyers have more choices and more time than they did a year ago. Homes that are priced appropriately from the beginning are still selling well, while overpriced listings are more likely to sit on the market and require price reductions later.
What This Means for Buyers
For buyers, this market is creating new opportunities.
You’re less likely to feel pressured into making immediate decisions, and there’s often a little more room for negotiation than we’ve seen recently. While desirable homes still move quickly, many buyers are finding they can shop more thoughtfully and negotiate more confidently.
Every Neighborhood Is Different
Market statistics are helpful, but they only tell part of the story.
